Live Oaks is a manufactured housing community located in Mt. Washington, KY in the Louisville, KY MSA. At the time of purchase, the Community, which is located in a very desirable area with great schools and ample employment opportunities, had 110 occupied sites out of 146 pads. The value add process in Live Oaks included revamping the living experience and aesthetics of the community by adding amenities, re-paving the roads and parking pads, and assisting tenants in improving the exterior of their homes and grounds. The team added 23 new manufactured homes to the Community, and the Asset was sold thirteen months after acquisition in an off-market transaction that provided robust returns for the deal.
